Vizcaya Design's staging philosophy envisions revealing the true nature of the home for sale through the discerning removal of non-essentials and the addition of items that enhance the property's natural strengths. We see each space as having an inherent nature or beauty.   We try to find the home's strengths and maximize them. When we see a weakness in a property, we look for ways to bring beauty to it in order to minimize it or to turn it into strength.   We are always thinking about how a home will look to a viewer.   We believe in creating interiors make the viewers feel they are in a special place: a place they could call home.

OCCUPIED VS VACANT HOMES

Our ideal staging scenario has us doing our job with the property vacant, but we can certainly work with an occupied home. In the latter case, it is often possible to work with select pieces of the client's furniture, combined with items from our collection, to give the home a neutral yet vibrant look, which we find creates the greatest appeal among potential buyers.

The process of selling a home is a stressful one: open houses, broker's tours, financial uncertainty, packing, and cleaning--in addition to the stress of everyday life.   We try to make the staging as comfortable and livable as possible for those living in a staged property. Our clients tell us that they feel at home in their own staged houses.   They enjoy living simply and are relieved to have a big part of the packing already accomplished.

An occupied, unprepared home will not sell as quickly or with as much competition as a clean, uncluttered, and carefully styled home.   Therefore, Vizcaya Design encourages sellers and real estate agents alike to take the conscientious steps to prepare the home to show at its best.   Not doing so is often a case where haste makes waste:   Unprepared homes tend to stay on the market longer and sell for less money.   (U.S. Housing and Urban Development reports that a staged house sells, on average, 17% higher than a non-staged house. Also, The New York Village Voice reported that the average number of days on the   market for a staged house was 13.9 versus 30.9 days for an unstaged house).

We look at what the space requires, and we decorate accordingly.   We don't cut corners: if an item is needed to achieve the right design for the property we are staging, and we don't have it in our collection, we will acquire it for the project.   We often create works of art for the homes we stage, giving the property a custom and elegant look.
